Triad New Home Guide (TNHG):  How did Garman Homes decide to enter the Triad new home market?

Rebecca McAdoo (RM):  We didn’t end up in the Triad by chance – it simply felt like the right place to be. After the world turned upside down in 2020, we started looking for a place where our homes and our mission could truly make a difference. The Triad stood out. So, we rolled up our sleeves and got to work, partnering with developers and trade partners, meeting buyers like you, and building homes one by one.

TNHG:  We hear a lot about The Four Garman Differences ... can you tell us about that?

RM:  While we handed over our first keys in Greensboro in 2022, our story began years prior. It started in 2007, when Garman Homes was founded on a simple but powerful belief:  we don’t just build houses – we construct something everlasting:  joyfully built, meaningfully different living. After all, homebuilding is more than a profession – it’s a calling, an honor, and most importantly, our privilege.

We believe buying a home should feel just as good as living in one. That’s why we built our company around The Four Garman Differences – a promise to our buyers that we not only do things differently, but we do them better. It all starts with our people:  a tight-knit team of passionate Rock Stars, handpicked for their integrity, dedication, and heart. After all, when you build with us, you’re not just a client – you’re part of a community. Secondly, we stand behind our work with a guaranteed closing date on the day of contract. If we miss it, we’ll put $1,000 toward your closing costs. That’s our way of showing we respect your time and your trust. Third, our G-Team checks in at both 45 days and 11 months to ensure everything in your home is just right, as the builder and buyer relationship should not end on move-in day.

Rooted in the desire to cultivate thriving communities, the final Garman Difference, called “Give Back”, underscores our efforts to build beyond the home by donating a portion of each new construction sale towards local causes and charities. To date, we've donated over $200,000 to Duke Children’s Hospital, built 14 Habitat for Humanity homes, partnered with Operation Coming Home to build three homes for families of fallen soldiers, and collaborated with the UNC-Chapel Hill School of Social Work and XDS, Inc. to construct 15 homes for the Tiny Homes Village project — a community providing affordable housing for individuals with mental illness, including veterans, on a 40-acre site in Chatham County.

TNHG:  Garman Homes is committed to supporting the realtor community as an important part of delivering a great experience to the buyer. Can you elaborate on what that commitment entails?

RM:  As communicated by the Four Garman Differences, we set out to create spaces where people can truly flourish – but building thriving communities takes more than just construction mastery and good intentions. It takes strong partnerships, like those with realtors. At Garman Homes, we’ve always believed in the value of having a knowledgeable realtor by a buyer’s side. Realtors bring more than just market expertise; they offer trusted guidance, local insight, and often serve as the reason a buyer finds their way to a Garman community. The recent settlement from the National Association of Realtors marks a shift toward greater transparency in real estate commissions – an important move that stands to benefit both homebuyers and agents by encouraging clearer pricing and more informed decision-making.

While some builders reduced realtor commissions during the pandemic, we chose a different path. We maintain our commitment because we believe buyers deserve advocates who understand their needs, help them navigate the process with confidence, and ensure they find the right home. That’s why we’re proud to continue offering a 2.5% commission:  to show realtors they are respected, supported and protected in every deal, and to ensure our buyers benefit from working with some of the best professionals in the Triad.

TNHG:  Let’s talk about design. Garman Homes has taken home design to an entirely new level. Can you tell us about that?

RM:  Just as we prioritize strong partnerships, we’re equally focused on creating a homebuying experience that meets the needs of today’s buyers:  busy and design-savvy individuals seeking simplicity without sacrificing style. RM:  In 2022, we made our debut in the Triad housing market with the launch of Montrose Village at Grandover Resort – the first community of its kind in Greensboro. Blending award-winning home designs with resort-style living, Montrose Village set the tone for our innovation and lasting
